Edmund A. Hayes, Board President
Ed Hayes has over 35 years of experience in his career focused on the development and management of construction projects. Ed is currently a Project Executive in charge of Preconstruction Services for Harbison Mahony Higgins Builders, Inc a subsidiary of Swinerton Builders. He has recent experience in the non-profit sector, as Housing Director for Peninsula Habitat for Humanity from 2000 to 2006. All construction activities were under Ed's direction at Habitat and he was a key manager for the company. Previously, in the construction industry Ed has been a senior executive with Lem Construction, Webcor Builders, A.J. Ball (Co-founder) and Koll Construction. Ed is a strategic thinker with demonstrated skill in corporate and community relations, program development, communications management, public policy and government relations. Ed has the proven ability to identify critical issues, direct strategic planning, and oversee the execution of internal and external relations programs. He has been successful in promoting organizational image and goals in a wide range of markets/communities and is extremely skilled in coalition building, team building, budgeting, cost control and meeting or exceeding funding/project goals. Ed holds a B.S. in Civil Engineering, he lives in Los Gatos.
Mark V. Schoenstein, Board Vice-President and Treasurer
Mark Schoenstein, Board Vice-President, is currently Senior Vice President for Construction Lending for Bridge Bank based in San Jose. He also manages the Redwood City office for the bank. Mark began his career in construction lending in 1986 with Glendale Federal in San Mateo. He moved to Bay Area Bank in Redwood City in 1988, where he worked until 2005. Mark worked as a member of the founding Board of Directors of Peninsula Habitat for Humanity in 1990-1992 and was responsible for entitlements and construction management at that non-profit. Mark holds a BA in from San Francisco State University, he lives in Belmont.
Karl J. Schmidt, Board Secretary
LCP Board Secretary Karl Schmidt moved "west" from the Chicago area to Palo Alto in 1969. He worked for 20 years as an editor with several major publishing houses and during that time he also spent seven years developing a family owned business. He subsequently worked for Atari, Apple Computer, Mentor Technologies and several software start-ups until his retirement in 2002. Karl's work experience has involved creating and marketing innovative educational technology applications and has encompassed senior management positions in marketing, product and business development. Karl now volunteers at Peninsula Habitat for Humanity, Juana Briones Elementary School and is Board President of the Cardiac Therapy Foundation of the Mid-Peninsula. He holds a BA in English/Music and Theatre, having done post-graduate work in psychology. Karl lives in Palo Alto.
Carolyn Hayes, Board Advisor
Carolyn Hayes began her career in Critical Path Scheduling as a consultant working on large construction projects. Since the late nineteen sixties, she has worked on many Bay Area Rapid Transit projects as well as various hospitals, dams, high-rise office buildings and sewage treatment plants. In 1980, Carolyn became a Scheduling Engineer for Guy F. Atkinson Company, working on several dam projects. She later worked again as a consultant for Dillingham Construction, Webcor Builders and Swinerton Builders, among others. Carolyn is a founding member of the Northern California Construction Institute, which has the mission to share information and support education in the construction industry. Carolyn is now semi-retired, working part time for Harbison, Mahony, Higgins Builders, Inc. a subsidiary of Swinerton Builders. An active advisor to Living City Partners, Carolyn attended San Jose State University. She lives in Los Gatos.
Mark B. Moulton, Executive Director
Mark Moulton has extensive experience working with small teams to create new businesses. Specializing in path-finding, Mark began in package engineering at Alza Pharmaceuticals, also acting as an inside manufacturing consultant. In 1983, he was invited to join partners to start and grow a new custom, high-end residential construction company. After some years of growth as builders, Mark and another partner started a residential design company within the construction group. In 1993, Mark entered the not-for-profit sector when he was invited to work as the first employee of Peninsula Habitat for Humanity. Starting with volunteers, Moulton built and then led a professional staff as Executive Director for nine years. He also led teams finding land and raising over $20M while keeping a wide community network focused on building housing with families who have very low incomes. Mark traveled extensively to U.S. cities on behalf of Peninsula Habitat, spoke at conferences and participated in International building projects. Moulton is a founding Board Member and current President of the Board of the Housing Leadership Council of San Mateo County as well as President of the Board of Concentric Media. Mark received his BA in Studio Art from Stanford University. He resides in Redwood City.
